Rent figures change quickly and differ by neighborhood. For a published rent and income baseline for a city, use the U.S. Census Bureau's QuickFacts for Las Vegas, and check current rental listings for the building you are considering.

Taxes

  • State income tax: Nevada does not levy a state personal income tax, according to the Nevada Department of Taxation's Income Tax in Nevada page (read October 6, 2026). You still owe federal income tax, and Nevada has other taxes, including sales and property tax.
  • Sales tax: the Nevada Department of Taxation's rate sheet lists the Clark County sales and use tax rate as 8.375 percent, effective January 1, 2020 (rate sheet, read October 6, 2026). Rates can change, so check the department's site for the current rate.
  • Property tax: Clark County explains that Nevada law (NRS 361.4723) caps the annual increase in the tax bill on an owner-occupied primary residence at 3 percent, with up to an 8 percent cap on other property, and that you must have the abatement applied through the Assessor (Clark County tax abatement page, read October 6, 2026). The cap limits how fast a bill can rise; it does not set the bill. Use the Clark County Assessor to look up the tax on a specific parcel.

Utilities, transportation and everyday costs

These vary by home, season and habits, so we point to the sources instead of printing averages:

  • Electricity and gas: summer cooling is a large part of a power bill. Look up current residential rates with the utility that serves the address.
  • Water: water rates and watering rules depend on the water provider for the address; ask the home's current owner for a recent bill.
  • Transportation: many people drive, and a car brings insurance, registration and fuel costs. For buses, check the Regional Transportation Commission's route maps for your own trips. Register a vehicle and license through the Nevada DMV.
  • Prices overall: the U.S. Bureau of Labor Statistics publishes consumer price data by region and metro area; look up the Las Vegas area there for current figures.

A good test: ask for recent utility bills on any home you want to buy or rent, and add HOA dues, insurance and your own commute costs.

Pros of living in Las Vegas

  • No state personal income tax, per the Nevada Department of Taxation, as noted above.
  • A wide range of housing: single-family homes, condos, townhomes and age-restricted communities at different prices. Our neighborhood guides cover Skye Canyon, Southern Highlands, Mountain's Edge, Inspirada, Sun City Summerlin and Sun City Anthem.
  • Property tax growth is capped on an owner-occupied primary residence, per Clark County.
  • Outdoor options nearby: public parks and trails run by the county and cities.

Cons of living in Las Vegas

  • Summer heat. The National Weather Service Las Vegas office publishes climate data, so you can see typical summer temperatures yourself. Cooling costs follow.
  • Sales tax and other taxes make up for the lack of an income tax; compare the total, not one tax.
  • Water use rules. The valley's water providers set watering rules and landscaping incentives; check the rules for your address.
  • Insurance and HOA costs vary a lot by home and association.
  • Getting around. Decide how you will get to work and errands, then test the commute at the hours you would travel.
