Some rows overlap or differ in kind. Henderson counts every home in the city, so Inspirada, Green Valley, Cadence, Seven Hills, Anthem, MacDonald Highlands, Lake Las Vegas and Sun City Anthem are also inside it, and Summerlin includes Sun City Summerlin. Aliante includes Sun City Aliante. Centennial Hills, Spring Valley, Enterprise and Silverado Ranch are defined by ZIP code, not by a community name, and ZIP codes do not match town or neighborhood boundaries exactly; Centennial Hills' ZIP codes also include Skye Canyon and Providence. Summerlin, Lake Las Vegas, Green Valley, Seven Hills, Desert Shores, Providence and Rhodes Ranch count only subdivisions identified by name, so they do not include every home in the area.

Northwest Las Vegas

  • Skye Canyon: a master-planned community in northwest Las Vegas, off US 95 at Skye Canyon Park Drive, per its website. See homes.
  • Centennial Hills: an area defined by ZIP code, with Floyd Lamb Park and Tule Springs Fossil Beds National Monument nearby. See homes.
  • Providence: a master-planned community, counted by subdivision name. See homes.
  • Summerlin: a master-planned community on the west side of the valley, with sections on Summerlin West and The Ridges. See homes.
  • Sun City Summerlin: an age-restricted community on the western edge of Las Vegas. See homes.
  • Queensridge: listings in Queensridge subdivisions, including the One Queensridge Place towers. See homes.
  • Desert Shores: listings in subdivisions identified as Desert Shores, in ZIP 89128. See homes.

By age restriction (55+)

Three of these areas include age-restricted communities: Sun City Summerlin, Sun City Anthem and Sun City Aliante, which is inside Aliante. In general, the federal Housing for Older Persons Act lets a qualifying community require that at least 80 percent of occupied homes have at least one occupant who is 55 or older. That is the federal minimum. An association's own age rules can be stricter, so check each community's CC&Rs. The governing documents set the exact rules, including how long younger guests may stay. Sun City Anthem's association publishes its rules on its website, and our guide quotes them with the date we read them. Ask for the current documents before you make an offer. Schools and safety

We do not rank neighborhoods by schools or crime, because those depend on the exact address and change over time. Use the official sources for any home you are considering:

How to choose

  1. Set a monthly budget that includes HOA dues, taxes and insurance, not only a price.
  2. Pick the home type you want.
  3. Test the commute at the hours you would drive.
  4. Read the governing documents of any association, and the age rules of any 55+ community.
  5. Check zoning and public-safety data for the exact address from the official sources above.
